Client Agreement:

We take pride in our management and in our inventory of properties and community. We actively seek good residents to make their homes with us, and strive to provide the best service we possibly can while they live in the properties we manage.

We screen our applicants very carefully and we completely verify all information provided to us on the rental application you complete. We run a Credit Report, we verify employment and we check previous rental and eviction history. Criminal records must be documented. If an arrest record exit within five years it is up to the applicant to provide written verification from the proper authorities as to the final disposition of the innocence or that the case was dropped.

The screening and verification process is used for every applicant the same way-fairly, consistently & uniformly. We work very diligently to observe both the spirit and the letter of the fair housing laws not just because they are the law of the land, but because we sincerely believe, personally and as a company, in fair housing and equal opportunity in fair housing for everyone. An applicant who passes the screening criteria is offered a home. An applicant who does not satisfy the screening criteria is not accepted as a resident.

By making application for a home in one of our properties, you ACKNOWLEDGE that these checks and verifications will be done and give your permission to do so.

We’ll do our best to process your application quickly and normally give you an answer within 48 hours.

There is a $50.00 application fee for every person over the age of 18 that will reside in the property. This fee is non-refundable and is to be collected when the application is submitted for approval. Upon approval and at the lease signing the tenant will be responsible for a $99.00 administration fee, which includes: adding the tenant to our Propertyware and Maintenance system; a move-in video inspection; and keys to the property. All fees should be submitted by way of certified funds or cash, no personal checks will be accepted.
